The traditional flat (BUR) specification is complex in that it can involve multiple layers bonded together, roof to wall flashing, surface drains, and/or through-wall scupper drains, roof surface drainage, and pipe vent flashing penetrations. Therefore, the risk of flat roof leaks relates to several factors i e,
1) UV exposure minor decay due to the inability to reflect heat.
Remedy suggested: Insulate with reflective coating;
2) Excessive weight from ponding water can stretch and separate the membrane from the flashing.
Remedy suggested: Re-roof (Not Recover) involving a structurally framed Roof Cricket or light weight particle board installed with tapered edges to improve drainage;
3) Clogged drains create standing water weight that can stretch the membrane.
Remedy suggested: Periodic inspections plus debris removal;
4) Edge flashing minor rust decay.
Remedy suggested: Protective paint coatings;
5) Vent pipe flashing penetration minor decay.
Remedy suggested: Preventative Maintenance;
6) Cap sheet, and parapet roof wall roll roofing wrinkles.
Remedy suggested: Roof repair involving cutting out wrinkles, and installing a roof patch consistent with the existing product type, i e, Asphalt mopped or Torch applied Modified Bitumen.
7) Roof leak entering from the higher traditional gable roof to lower flat roof.
Remedy suggested: Roof patch for both roofs, or complete re-roof of both roof systems.
8) Asphalt mopped Rock Cap Roofs are difficult at best to repair.
Remedy suggested: Roof inspection by an experienced licensed roofer operating with General Liability, and Air Pollution Control Asphalt Kettle Certifications.
