Preventative
Maintenance is critical waterproofing longevity. But to save
money by hiring the cheapest unskilled, uninsured contractor working out of trade classification is like stopping the clock to save time!
Old World Reliable Quality is being replaced by the unskilled and often careless contractor hired for their cheap pricedue in part to Banks that are ill equipped to handle the
onslaught of foreclosures, and therefore, are ordering reduced
appraisal values, which in
turn forces financially strapped sellers and buyers to consider the cheapest
contractor for termite and dry rot structural renovations, however, as
documented throughout this informative site; cheap price reality often relates to
construction defects with safety hazards, which we discover almost daily for the projects we inspect.
The majority of roof and balcony leaks are caused from the throw-on-product such as the Roof-over-Roof, (Recover) without changing the roof flashing, and the Balcony (Re-coat) over soft spongy surfaces; either of which are often installed by the production contractor for a cheap price often using the unsupervised careless Pieceworker paid for their volume leaving concerns for hidden structural defects linked to toxic mold. Roofing shoddy workmanship relates to: missing roof tile mechanical fasteners resulting in "Safety Hazards" from stretched tile exposing the roof Underlayment to decay from U. V. exposure, bucking water flashing, and dry rot / termite damage leaving a structurally impaired roof substrate. Balcony shoddy workmanship relates to re-coating using a product that fails to bond to the original deck waterproofing system, installed over termite / dry rot damage leaving a "weakened, and hazardous deck substrate" with potentials for a structurally impaired floor joist system, railing post dry rot damage, rusted unserviceable edge flashing, defective deck to wall flashing, and decay from the often overlooked leaking door threshold flashing; all of which can be hidden under the spongy live load deck. Moreover,
quality workmanship abilities is the single most important determining
factor relating to whether or not you'll get a quality roof or balcony
waterproof system installed over a structurally sound structure that
will allow the product to last throughout the manufactures projected
warranty period.
If the contractor and/or subcontractor is not licensed for the trade performed or does not carry liability insurance or worker's compensation and the worker is injured; you could be responsible for worker injuries, and their rehabilitation through your homeowner's insurance policy (If so covered) to include the potential for expensive litigation leading to the loss of your property. Furthermore, YOU become responsible for the entire project and potential construction defects!
Unlicensed contracting is part of California's estimated $60 to $140 Billion Dollar underground economy. These individuals do not pay taxes, or have insurance or bonds, and it is not unusual for the scam artist to be involved in other illegal activities as well... Premature roof structural failures are often attributed to hiring the Unlicensed, and Uninsured Lawbreaker, and even the Licensed contractor working-out-of Trade
Classification for a project that should last 10 - 50 Years... Moreover, hiring the lawbreaker can have potential serious consequences for "Construction Defects," linked to "Toxic Mold," referred to as the "Sick Home Syndrome," which can result in No Coverage against Construction Defects under your homeowner policy unless so stipulated... Furthermore, "Worker Injuries without insurance" can lead to expensive litigation against the property owner! If however, you think we're making this stuff up, at least consider protecting yourself by asking to be named as "Additional Insured" under their General Liability Insurance;Just in case you hired the "WRONG CONTRACTOR?"

"Operating without Workers Comp can lead to expensive litigation against the property owner" √ Active contractors license for the trade scope of work, √ Licensed for potential (structural repairs) below the roof or balcony waterproof system, and load bearing wall? Don't be Fooled by the Cheap Priced Unskilled Lawbreakerworking out-of-trade classification!
"Working out-of-class has concerns for structural failures linked to No coverage against "Construction Defects" Under your homeowner policy, Unless so stipulated"... "The following trades are excluded from structural renovations Unless the project is under $500. including labor and material: C39 Roofer, C33 Painter, D12 Synthetic Products, C27 Landscaper, and Termite Co. Unless so stipulated" Ref. Trade Classification law data at cslb.ca.gov

Hidden Structural Damage Below the Roof is the Roofer's Worst Enemy!
Roofing
projects involve working around "Safety Hazards" while at "Dangerous Heights"
often over unforeseen "Weakened roof sheathing," and "Structurally unstable
rafters" hidden under the roof!
ROOFING IS A DANGEROUS BUSINESS! < View examples of structural damage often caused from Construction Defects, linked to Premature Decay, and Toxic Mold HIDDEN BELOW THE ROOF!
Understand the real risk when hiring the wrong contractor! Roof and Balcony structural renovations can involve: 1) Roof substrate sheathing, 2) Ridge beam, 3) Rafters & Rafter tails, 4) Roof eave starter board, and 5)
Load-bearing walls designed as structural supports for the Roof
covering. Or the Balcony, Stairs, and Landing Waterproofing
structural supports such as 6) Deck sheathing, and 7) Floor joist, to include but not limited to 8) Siding, which is mechanically secured into load-bearing wall studs. Moreover, contractors are required by law to be licensed for trade performed (Unless charging below $500. including labor and material)."Don't make a bad situation worse!" Authority sited: (CSLB)

Classifications
< Cheap Price Reality can materialize during the project, after the first rain, after someone becomes sick from possible Toxic Mold Spores hidden under the roof, or after the home or business is sold!
Research can help determine: 1) How long the contractor has actually been in business, 2) Whether or not they are licensed under the trade Classification required, 3) Operate with Workers Comp or a certificate of self-insured, 4) Research your local (BBB) Website data for credibility status, 5) Material supplier can offer product data, 6) References of similar projects relates to their performance, and how they respond to WARRANTY issues.
If there are unresolved leaks;
odds are there is structural decay. Structural defects link to
toxic mold spores, and safety hazards... Your home or business was
designed with complex structural components that support the roof, balcony, and
other waterproofing systems that require the multi-trade contractor or subcontractor operating with many years of documented trade
experience! This site includes images with informative material relating to shoddy workmanship left
behind by the unskilled, and often careless contractor working out of trade
classification.
Hiring the lawbreaker not only exposes the property owner to potential expensive litigation, and the loss
ofproperty in the event of employee
injures without Workers Comp or a certificate of self insured, but can also result in Construction Defects linked to Health Hazards with symptoms associated with toxic mold spores exposure including
allergic reactions, asthma, and other respiratory complaints.
Controlling wood rot and toxic
mold spores growth requires PREVENTATIVE MAINTENANCE performed by the experienced multi trade licensed contractor, however, due in part to the weakened economy, an ever increasing percentage of consumers are hiring the cheaper but often inexperienced Termite Co., the Roofer, the Painter, the Landscaper, and even the Handyman; working out of trade classification for projects beyond their trade skill qualifications involving wood rot structural renovations; leaving expensive construction defect Hazards as documented throughout this site.
Cheap price reality can relate to concerns for "SAFETY HAZARDS" from unsecured roof tile, and premature roof leaks hidden under the roof from bucking water felt, and flashing as well as other issues subjecting the property to the "SICK HOME SYNDROME" linked to Homeowner Insurance Cancellation from (No coverage against Construction Defects) unless so stipulated, to include expensive litigation against the property owner from Employee Injurieswithout insurance!
When marketing your property, Home Inspectors often document
"Construction Defects" to include "Toxic Mold and Fungus," which can
hold-up or even stop the escrow... Structural defects are often discovered hidden
under the roof covering, behind the siding, and under the balcony surface until the next heavy rains when someone can becomeinjured
from falling debris linking the seller to
potential liability.
If you hire the lawbreaker; understand the risk of an AUDIT from the "EDD," and the "IRS" in the event the lawbreaker fails to pay taxes against the project. Construction is a dangerous business as documented by CAL/OSHA who has deemed the Roofing industryas the5th most dangerous due tofatality statistics!
In states requiring licensing;YOU could be arrested for hiring an unlicensed contractor... And if they becomeinjured on your project, they could Sue You and Win! ref. abcnews.go.comUnlicensedContractorsWillRipYouOff ...
Hiring the lawbreaker can also force the property owner to become the "Employer" or "Owner/Builder" involving a number of laws; ref. http://www.dir.ca.gov/dlse/IndependentContractors.pdf ... By not hiring the scam artist forces them to document their workforceand to comply with state and federal payroll tax laws to include but not limited to workers comp insurance.

As
proud Veterans, my family and I have served this great country to
preserve its freedom and quality of life. And as a legitimate law-bidding construction company, we refuse to be held
hostage by lawbreakers who couldn't give a rat's petunia about state and federal taxes, to include but not limited to employee insurance coverage... "Lawbreakers steal work away because of their unfair financial advantage while operating under the table with an undocumented workforce paid to produce shoddy workmanship giving the construction industry a bad name!"
